Northampton County · Lake-Country Value
Lake-country living under $300K —
the north shore nobody prices right.
In a lot of North Carolina, waterfront under $300,000 means a compromise on the water itself. On Northampton's stretch of Lake Gaston it can mean a real north-shore parcel — plus town and rural homes under $200K away from the lake. This page tracks both bands live, newest listings first.

Northampton County's under-$300K market has two very different faces. On Lake Gaston's north shore, $300K buys real waterfront — a price delta from the better-known segments of the lake that's covered in full in Chapter 1. Away from the water, in Jackson, the courthouse towns, or the I-95 corridor, $200K buys a genuinely comfortable house, not a compromise. The Second-Home Math page covers financing for the lake side (occupancy classification matters — see that page before you assume USDA or FHA apply); the USDA eligibility and NCHFA down payment assistance pages cover the primary-residence side, including the manufactured-home title rules that decide what's financeable.
Water-Access, Up to $300K
Lake Gaston's north shore — the county's core buying thesis, at a price ceiling. See Chapter 1 for the full read on why this shore prices differently. Newest first.

Town & Rural Homes, Up to $200K
Deep-rural value away from the lake — Jackson, the courthouse towns, and the I-95 corridor tend to sit here. Newest first.

Manufactured homes
A real share of this county's affordable inventory is manufactured housing — and whether a given one is financeable with a normal mortgage comes down to two things: whether its DMV title has been properly cancelled (de-titled) so it's legally real property, and whether it sits on a permanent foundation an engineer will certify. The financing page explains both gates before you fall for a listing that can only be bought with cash or a chattel loan.
