  • Community Partners Loan Pool (CPLP) — up to 25% of the sales price, capped at $50,000. A further layer of assistance delivered through NCHFA's nonprofit and local-government partners, for income-eligible buyers working with a participating organization. Note the calculation base is different from the other two programs — it's a share of the sales price, not the loan amount. One program that's gone: the MCC

Older guides mention NCHFA's Mortgage Credit Certificate (the NC Home Advantage Tax Credit) — an annual federal tax credit on mortgage interest. NCHFA announced the wind-down of new MCC issuance in early 2025 as its funding was exhausted. Currently suspended — NCHFA exhausted allocated funds around June 2025. The agency periodically receives new allocations that could restore it; confirm current status with NCHFA before advising a buyer to plan around it. Check nchfa.com for whether it has been revived.

Why $15,000 goes so far in Northampton County

In a high-cost metro, $15,000 is a fraction of a down payment.
