The lake has two sides, and this site covers one of them
Lake Gaston is a roughly 20,000-acre reservoir with about 350 miles of shoreline, built in 1963 when the Roanoke River was impounded for hydroelectric power. It's about 35 miles long, straddles the North Carolina–Virginia line, and its North Carolina shoreline touches three counties: Warren, Halifax, and Northampton. Most of what gets written and marketed about “Lake Gaston, NC” is really about the Warren and Halifax sides — more lake frontage, more established subdivisions, more real estate offices with lake-only listings. Northampton's stretch, on the north side of the lake, gets a fraction of that attention. That's the thesis of this chapter: less attention doesn't mean less lake, and the price delta between Northampton's shoreline and the more heavily marketed segments is real and, in my read of the market, not fully explained by anything about the water itself.
Where the Northampton shoreline actually is
The unincorporated community of Henrico sits on the Northampton side of the lake, and it's the closest thing this county has to a lake village — a cluster of waterfront homes, docks, and the state's Henrico Boating Access Area at 142 Wildlife Landing Road. A second public access point, the Vultare Boating Access Area, is also in Northampton County. Those two ramps are useful landmarks, not marketing names — they're where you can independently confirm you're looking at Northampton frontage rather than a listing across the water in Warren or a stretch of shoreline in Halifax.
That distinction matters more than it would on most lakes, because Lake Gaston's shoreline runs along a river channel that the state and county lines don't always follow tidily. The general pattern — and this is a pattern, not a surveyed boundary I'm asserting as fact — is that Northampton holds the north shore and Halifax holds the south shore along the stretch where both counties border the lake. Littleton, NC (a known Halifax County lake town) sits on the south side; Henrico sits on the north side in Northampton. If you are looking at a specific parcel and the county line matters to you — for tax rate, for school assignment, for which county's permitting office you'll deal with — verify it against NC OneMap's parcel GIS layer before you write an offer, not against a general description on this page or any other. County lines through open water are exactly where a listing sheet or a memory of “that side of the lake” can be wrong.
Dominion, not the county, controls the shoreline
Lake Gaston is a Dominion Energy hydroelectric reservoir (the utility that succeeded VEPCO, which built the dam in 1963), operated under a federal FERC license. Docks, boathouses, and shoreline stabilization work require a Dominion shoreline management permit in addition to whatever the county requires — this is true on both the Northampton and Halifax sides, and it's a step buyers coming from a private, non-utility lake sometimes don't expect. Before you assume a dock can be added or rebuilt, confirm with Dominion's shoreline management program, not just the seller's word that “it's always been fine.”
Henrico
Unincorporated lake community
The north shore's center of gravity. Waterfront homes, docks, and the Henrico Boating Access Area — the clearest landmark for Northampton-side lake property.
Vultare Boating Access Area
Public ramp, Northampton County
A second confirmed Northampton access point, useful for orienting a specific listing's actual shoreline.
Lake Gaston, overall
~20,000 acres, ~350 miles of shoreline, ~35 miles long
Impounded 1963 on the Roanoke River. NC shoreline spans Warren, Halifax, and Northampton counties.
The county line
Runs through open water in places
Verify, don't assume. Confirm any specific parcel's county against NC OneMap's parcel GIS layer, not a general "north shore/south shore" description.
Why the price delta exists — my honest read
I don't have a clean MLS comp set to hand you for this chapter — the feed for this county is still being confirmed as this brief goes live, and I'm not going to invent a median price to make a point (see the note at the bottom of every page on this site). What I can tell you from working this market is that the north shore's pricing gap versus the better-known segments of the lake tracks three things more than it tracks the water itself:
Name recognition
Buyers search “Lake Gaston Littleton NC” far more than “Lake Gaston Henrico NC.”
Subdivision infrastructure
The Warren/Halifax side has more established, amenitized communities.
Inventory
There's less of the north shore, and less of it turns over in a given year.
None of those three things are about water quality, sun exposure, or cove depth. If you're comfortable doing your own legwork on a stretch of shoreline that gets less foot traffic, that gap is where the deal is.
What to actually check before you fall for a view
What to check before you fall for a view
- Confirm the shoreline classification (riprap vs. natural bank, and whether it's in a designated no-wake zone)
- Get the FERC/Dominion permit history on any existing dock — don't assume it transfers cleanly
- Get an independent well and septic inspection — lake houses here are almost never on municipal water or sewer
None of that is unique to Northampton, but it's worth saying plainly because a lake view has a way of making buyers skip steps they wouldn't skip on a house in town.

I can help you confirm which county a specific parcel actually sits in, walk the shoreline classification with you, and get you the Dominion permit history before you write an offer.
Data note: Lake acreage, shoreline mileage, and 1963 impoundment date per the Lake Gaston Association and Dominion Energy's public shoreline-management materials. Henrico and Vultare boating access locations per NC Wildlife Resources Commission public-access listings. No listing count, median price, or days-on-market figure appears on this page — the MLS feed for this county was not independently confirmed live as this brief was written. Verify any specific parcel's county line against NC OneMap before relying on it.
